Project Challenge
Multiple active tenant spaces including a restaurant and medical office required zero interior disruption. The existing roof had poor drainage design causing ponding water in several low areas.
Our Solution
Installed GAF EverGuard 60-mil TPO membrane with a redesigned tapered insulation system to eliminate ponding water. All seams heat-welded for monolithic waterproofing. Pre-fabricated TPO accessories used at all penetrations and curbs for watertight detailing.
Final Result
Ponding water issues eliminated through positive-slope tapered insulation redesign. All retail and medical tenants remained fully operational throughout installation. Eligible for GAF 20-Year NDL manufacturer warranty protection with Capital City Roofing workmanship coverage. High-reflectance white membrane significantly limits roof surface heat accumulation.
Inspection Findings
- Ponding water exceeding 48 hours in localized low areas due to inadequate substrate slope
- Thermal split cracking and seam delamination on existing modified bitumen cap sheet
- Multiple active tenant HVAC curbs and exhaust penetrations requiring re-flashing
