Fayette County hosts QTS Project Excalibur, a 615-acre, 16-building, 7 million-square-foot data center campus that includes Microsoft's first AI Fairwater superfactory, with build-out projected through 2032. The City of Fayetteville's March 2026 moratorium on new data center development does not touch the approved campus, which is still under construction. That means years of new-construction membrane work, then decades of recoat and preventive maintenance cycles on roofs where a single wet insulation board is a real risk.
