Roof Maintenance Checklist.

Regular maintenance extends roof life 5–10 years and prevents small issues from turning into emergencies. Twenty-four tasks across four seasons.

Why roof maintenance matters

Your roof is the largest protective barrier on your property. A well-maintained roof lasts 25–30+ years; a neglected one may fail in 15. The difference is consistent seasonal maintenance that catches problems early, before a crack becomes a leak, or a few missing granules become a full shingle failure.

This guide applies to both residential and commercial properties. For flat commercial sections, also see our Flat Roof Maintenance Guide.

Season · 01

Spring maintenance.

Post-winter assessment and storm preparation

Inspect shingles for winter damage, cracking, curling, or missing pieces
Check flashing around chimneys, skylights, and wall intersections for gaps
Clean gutters and downspouts of leaves, debris, and granule buildup
Inspect attic for signs of leaks, moisture, or mold from winter weather
Trim tree branches within 6 feet of the roof to prevent damage and moss growth
Look for moss or algae growth and treat early before it spreads
Check ridge vents and soffit vents for blockages or damage
Inspect pipe boots and vent caps for cracking or deterioration
Season · 02

Summer maintenance.

UV protection and ventilation check

Check attic temperature, if above 120°F, ventilation may be inadequate
Inspect caulking and sealants around penetrations for UV degradation
Look for blistering or buckling shingles caused by trapped moisture
Ensure attic insulation hasn't shifted or compressed, reducing R-value
Check for signs of pest infiltration, birds, squirrels, bats in attic spaces
Verify soffit vents are unobstructed for proper airflow
Schedule a professional inspection if your roof is 15+ years old
Season · 03

Fall maintenance.

Pre-winter preparation and gutter maintenance

Clean gutters thoroughly, fall leaf accumulation causes ice dams
Inspect and replace damaged or missing shingles before winter storms
Check flashing and apply new sealant where needed
Ensure downspouts direct water at least 4 feet away from the foundation
Trim any tree branches that have grown close to the roof over summer
Inspect attic insulation and ventilation before cold weather
Check for loose or damaged ridge cap shingles
Have a professional assess any areas of concern before winter
Season · 04

Winter maintenance.

Monitor for ice damage and emergency response

Monitor for ice dams along eaves, these indicate insulation or ventilation issues
Check for icicles forming on gutters (a sign of poor attic insulation)
After storms, inspect from the ground for visible damage or missing shingles
Clear heavy snow accumulation if safe to do so (or hire a professional)
Watch for interior signs of leaks, water stains, peeling paint, damp spots
Document any storm damage with photos for potential insurance claims
Warning Signs

Eight signals that need immediate attention.

Water stains on ceilings or walls
Shingle granules accumulating in gutters
Visible daylight through the attic roof boards
Sagging or uneven roofline
Moss or algae growth covering large areas
Rusted or cracked flashing
Peeling exterior paint near the roofline
Spike in energy bills (ventilation issues)
FAQ

Maintenance questions.

How often should I have my roof professionally inspected?

We recommend professional inspections twice per year, once in spring (after winter weather) and once in fall (before winter storms). Additional inspections should be scheduled after any major storm event with hail, high winds, or heavy debris. Professional inspections catch issues invisible from the ground, like cracked flashing, loose shingles, and compromised seals around penetrations.

Can I inspect my own roof?

You can and should perform visual inspections from the ground using binoculars, checking for obvious issues like missing shingles, sagging, or debris buildup. However, never walk on your roof unless you have proper safety equipment and experience. Many forms of damage, micro-cracking, granule loss, seal failures, are invisible from the ground and require professional evaluation.

What maintenance voids my roof warranty?

Common warranty-voiding mistakes include adding satellite dishes or solar panels without proper flashing, pressure-washing shingles, applying unapproved coatings, allowing tree limbs to contact the roof, failing to maintain adequate attic ventilation, and having work done by non-certified contractors. Always check your warranty terms before making any roof modifications.
